Why buying a property in Argentina?

During many years, the Argentine currency, the peso, was pegged to the US dollar at a strict parity relationship: 1=1.
This measure was probable convenient at the beginning, but with time, our economy turned little competitive with respect to the other countries and it became weaker and weaker. Serious problems began to appear. Unemployment started to grow in an alarming way.
Therefore, a great crisis took place, together with a strong devaluation. The US dollar relationship reached a peak of almost 1 dollar = 4 pesos, and then remained stable at 1 dollar = 3 pesos.
After really chaotic times, the situation started to improve. The exchange rate remained stable….
.... and then Argentina began to recover itself.

The new exchange rate benefited exports and tourism; in fact, the latter turned out to be one of the most important revenues in the country during the last year.

This fact is not difficult to understand: Argentina is the eighth country in the world concerning size, and has a great diversity of landscapes and climates. The variety of flora and fauna is really amazing.

Furthermore, Argentina has traditionally been a country open to foreigners. In fact, it was made up by European immigration.
Nowadays, foreigners are still welcomed. Any citizen of the world who wants to live in our country can do it, and can acquire the citizenship if he desires so.

In Argentina there are no racial or religious problems
Argentina is made up of Spanish, Italian, English, Irish, French and German descent, among others, and people belong to different religions: Catholics, Protestants, Jews, Muslims … have learnt to live together in peace.

If you are interested in good wines, we invite you to visit the provinces located in the west, where you will also find amazing landscapes, you will be able to go around our wine cellars and taste our best wines, among which the Argentine malbec is already famous worldwide.

After the currency devaluation, Argentina has turned into a very economical country for any citizen coming either from America or Europe.

In a few words, after the great devaluation, prices are very low in an extremely attractive country.

Search for real property:


I) Services to be provided:

1. The interested party will receive a real property report containing the following information:

1.1. Brief introduction:

- Description of the main neighborhoods of the city of Buenos Aires.
- List and location of the main shopping centers.
- List and location of the main cultural, gastronomic etc. centers, etc.
- List and location of the main schools and universities.
- List and routes of the main means of transport.
- List and location of the main airports and ports.

1.2. Values in u$s / m2 and u$s / Sq Ft in the different neighborhoods of the city of Buenos Aires.

- Residential apartments
- Residential houses
- Offices.

2. Upon reception of our real property report, the interested party is requested to give a brief description (at least approximate) of what he is looking for.
For example:

- A special location, neighborhood, etc.
- Central, commercial, residential, mixed or nearby area, etc...
- Apartment or house.
- Approximate surface.
- Age of the premises:

- Old : 50 years old or more.
- Normal : between 5 and 50 years old.
- New : 5 years old or more
- To be used for the first time: with no previous use.

- External or Internal.

3. Based upon this brief description we will start a specialized search.

4. We will select from all the properties surveyed those we consider suitable taking into account your own requirements.

5. We will make comparative tables of all the surveyed properties.
These will include:

- Location: Neighborhood and Avenues or streets.
- Description of the environment.
- Features of the property, such as:

- Description of the building
- Age.
- Condition.
- Entrance.
- Number of total units.
- Number of units per floor.

- Description of the apartment:

- Surface (Sq Ft)
- Number of rooms
- Measures of rooms.
- Plan (if it can be obtained).
- Existence of individual garage.
- Existence of cellar.
- Existence of balcony
- Main entrance / Main and service entrance.
- Common or private hall.
- Facilities. Central / Individual.

6. From all the apartments selected you will be delivered a detailed list of the expenses you will incur for their maintenance, such as:

- Real estate tax
- Current expenses
- Services : water, light, gas, fixed telephone, internet.

7. From all the apartments selected by us you will receive digital photos, where you will find details of the building surroundings, its entrance, each and every room, the view from the balcony, if any.

II) Optional services (not included in our fees):

  1. Legal advice on the real property title.
  2. Somebody to accompany you to the execution of the deed.
  3. In the event the new owner wants to make any reform to the property we have a specialized team trained for that.
  4. Management of the property:
    In the event you want to acquire the property and enjoy it for a couple of weeks a year or for a month a year, we will offer you the possibility to rent it.
    Therefore, you will not only recover your expenses, but you will also obtain a reasonable income.

III) Price of our service:

- For those properties the value of which is lower than u$s 50.000 a 3% commission on the final purchase value of the property will be charged.
-For those properties the value of which is u$s 50.000 a 2% commission on the final purchase value of the property will be charged.
